ROLE AND AGENCY

On this property I represent the selling side.

The agency agreement is between the owners and Lagos Homes, AMI 21692. I look after the property for the owners because I know them and the valley. I say so here, not first in conversation.

For you as an interested party this means: I charge no buyer's fee on this property. If you would like independent representation on your side, I will name a colleague: I prefer that to a purchase without scrutiny. In all other cases I work, as usual, exclusively for the buying side.

Original photographs, July 2026. Unaltered apart from two edits I disclose openly: the name lettering on the gate was removed for reasons of discretion, as were satellite dishes and roof aerials. Power poles, condition and surroundings are unchanged. Further photos, floor plans and documents after an initial conversation.

Not a house with a view. A quinta that still works.

The first time I went through the photographs in full, my picture of this property shifted. I had a house with a view in mind. What actually stands here is a complete wine estate: an adega with concrete tanks, stainless-steel tanks and wooden casks, a granite lagar under a beamed ceiling, an old stone tanque against the granite wall, a latada on stone pillars above the courtyard, a machine hall. Around 4.45 hectares, of which roughly 3.4 are DOC Douro vineyards with the Port wine benefício (IVDP), plus more than 70 olive trees and fruit cultures.

The main house has three floors and around 536 sqm of gross floor area. Inside it is neither a ruin nor a finished house: lacquered timber ceilings throughout both living floors, solid wood floors upstairs, round-arch openings, a granite fireplace, at least three bathrooms, antique mahogany bedroom suites. A well-kept family home in 1970s and 80s condition. I show it as it is, with the photographs that exist, not the ones I would like to have. What you will renew is bathrooms, kitchen, building services and energy performance; the fabric itself is there.

The vineyards are leased to an experienced winemaker, cultivation continues even if you only want to watch in your first year. What is still open I will tell you just as plainly: whether equipment such as the tractor and van is included in the sale, where the cadastral boundaries actually run, and how the benefício is allocated: I have all of that clarified in writing before any offer is made. Cadernetas prediais and the energy certificate (class F) are available.

For discretion, the exact location and further documents are shared only after a personal initial conversation.

SUBSTANCE

What a standard sales brochure does not show.

A German-speaking buyer will not recognise a lagar if nobody names it. These ten photographs are the reason I took this property on at all, they show what sets the estate apart from the many others currently on offer in the Douro.

The lagar

The lagar

The historic heart of the estate: a granite treading tank under a beamed ceiling, where the grapes were once trodden by foot. Rarely preserved this completely.

The adega

The adega

Concrete tanks with the vintage moulded into them, stainless-steel tanks and wooden casks side by side. Not a museum, a cellar that is still worked.

Pipas

Pipas

Traditional Douro wooden casks. They say more about the working history of the estate than any figure in a brochure.

The tanque

The tanque

An old water basin set against the granite wall, originally for irrigation. Today mainly a feature, the fabric itself is intact.

The calçada

The calçada

Hand-laid granite paving, as it has been set in the Douro for generations. Paths like this can be repaired, but not bought.

The latada

The latada

Vines trained on granite pillars, the method used before wire trellising. It shades the courtyard and bears fruit at the same time.

The grapes

The grapes

Douro grapes shortly before the harvest, Peso da Régua in the background. One glance tells you which part of the valley we are in.

The vineyards

The vineyards

Around 3.4 hectares of DOC Douro vineyards with the Port wine benefício. From the air the area can be shown rather than merely asserted.

House and vineyard

House and vineyard

The main house does not sit at the edge of the plot but in the middle of its own vineyard. What you see from the window is your own land.

The vindima

The vindima

The harvest tubs are ready. The vindima happens here, not one day, but every September.

POTENTIAL

Your own label.
Realistic, in three stages.

The Douro is in a sales crisis: the benefício was cut from 104,000 pipas (2023) via 90,000 to 75,000 for 2025, and surplus grapes went to distillation at around €0.50 per kilo. Anyone buying here to sell grapes is buying into a weak market: I say that before a viewing, not after. What is interesting is therefore not selling the harvest but adding the value yourself. The adega for it already stands on the property.

1

Year 1, watch

You change nothing. The vines stay leased to the experienced winemaker, cultivation continues, you experience one vindima. In that year you get to know the operation, the tenant and the annual rhythm and only then decide.

2

Year 2, your first own batch

You take a parcel of 0.3 to 0.5 hectares out of the lease and have wine made from it in your own cellar, with an oenologist on contract. Result: roughly 2,000 to 3,500 bottles of DOC Douro. The decisive point: DOC Douro red wine does not require a benefício, that is only needed for Port. Entry is therefore far simpler than most people assume.

3

Year 3, your own label

Registration as a bottler with IVDP and IVV, your own brand, certification and seal of guarantee, label and bottling. From here it is your wine, under your name, from a site that may be named on the bottle.

Traditionelle Pipas und Flaschen in der Adega
WHAT IT COSTS · ORDER OF MAGNITUDE

Oenologist and cellar work per harvest around €4,000 to €12,000. Bottle, cork, capsule and label together roughly €1.50 to €2.50 per unit, plus certification and seal. For the first batch the outlay is therefore in the low five figures, not a multi-year investment project, but a decision taken before one harvest.

All figures are indicative. Before any purchase decision I obtain a firm quotation from an oenologist in the region for you.

MODERNISATION AS AN OPTION

Three routes, three budgets.

You do not have to decide today, the house is lived in and in use. But you should know what sums stand behind the purchase price before you plan a viewing. That is why the scenarios are here and not first raised in a sales conversation.

A · Arriving

€ 280,000–385,000

Bathrooms, kitchen, electrics, plumbing, hot water, heating and cooling, windows upgraded. Timber ceilings and solid wood floors stay, they are the character of the house, not its defect. Result: immediately habitable to a good standard, energy class roughly F → D.

B · For the next 30 years

€ 490,000–700,000

Scenario A plus roof insulation, entirely new windows, heat pump, photovoltaics, all services renewed, layout adjustments, repair of the roof terrace. Result: energy class around B, predictable running costs, no backlog left.

C · The quinta as a business

€ 630,000–875,000

Scenario B plus conversion of the base floor and barn into three or four guest units, a tasting room at the lagar, a pool on the lower terrace, a catering kitchen. This requires an Alojamento Local licence or classification as Turismo Rural or Enoturismo.

THE CONDITION THAT GATES EVERYTHING

The property lies within the protected area of the Alto Douro Vinhateiro UNESCO World Heritage site. Since Portaria 122/2024 that area is split: in Zone 1 every building and conversion measure still requires prior heritage approval, in Zone 2 that duty has been dropped. Which zone the quinta falls in is no side issue, it decides the timetable and the feasibility of scenario C. I have that clarified in writing before any offer.

WHERE THE FIGURES COME FROM

The basis is the guide values from my 2026 guide: around €800–1,100/sqm for a basic modernisation of the existing fabric, €1,400–2,000/sqm for a full renovation to a high standard and €1,800–2,500/sqm for extension and rebuilding, calculated on roughly 350 sqm of actual living space over two levels. The ranges are deliberately given as orientation. They do not replace a quotation, before any offer I accompany a site inspection with an architect and a structural engineer.

FUNDING POTENTIAL & INVESTMENT OPTIMISATION

The property lies in a Group I concelho of the Territórios de Baixa Densidade, the regions granted higher support rates under Portugal 2030. Where the use is commercial and tourism-related, for instance as an enoturismo business or a boutique guesthouse, grants towards eligible renovation and conversion costs are possible: depending on the programme between 40 and 60 per cent, in individual lines above that, always capped and tied to a Portuguese operating company.

We do not file applications. In the buyer's check we record whether a funding route exists and put you in touch with specialised funding consultants, before the purchase, not after.

INSTEAD OF A VIEWING

The Douro Discovery Day.

Not a dry property viewing, but a curated day: experience the quinta, a tasting on site, a conversation with the winemaker who works the vines, and lunch on a terrace above the valley. You feel whether this life fits you, before we talk numbers.

Interests disclosed

For this property I represent the owners, stated at the top of this page, not in the small print. No buyer's fee applies here.

Independent review on request

If you'd prefer independent representation on the buyer's side, I'll name a colleague. I'd rather see a purchase without me than one without a proper review.

One point of contact

From the viewing through the renovation to relocation, accompanied throughout, in your language.
